Resumo: Sustainable cities models and touristic renovation projects have valorized public spaces to generate habitability, competitivity and sustainability conditions. This article analyzes the physical and special conditions that allow the spacial connection and social integration of Miramar’s coastal axis as public and touristic space, and key element to territorial cohesion. For that, it has been established indicators to evaluate circulation, territorial articulation, social use fitness and attractiveness and vitality. Then, the data collection and record registration was done, and it has been evaluated the axis conditions. It has been settled that the level of territorial cohesion is medium, where the restrictive aspects are equipment insufficiency or maintence conditions. Moreover, the favorable are landscaping, permeability and legibility axis conditions. The results give information to boost touristic models towards sustainable guidelines associated with spacial humanization.
